South Boston RenovationsMy clients in South Boston were looking for more space because their current condo was too small.  They had built a great amount of equity in their current home.  I brought up the topic of leveraging some of this equity to purchase a bigger home.  If they took this option and rented out their current home it would still leave them cash flow positive after mortgage and expenses were paid, all while borrowing that extra money for the new home!

This home had been in one family for over 40 years.  When my clients saw this home they loved its’ size and the ability to grow their family with more space.  They truly had a great vision on what the home could become after they were done renovating.  The current main floor space was chopped up into 3 different rooms (parlor, dining room & kitchen) which were not a great utilization of space.  Nowadays people love an open living/dining concept.  The idea phase consisted of a lot of sketch work and thoughts on layout and functionality.  The project began with demolition and addition of an LVL beam.  The purpose of the LVL is that it is a sturdier beam that can carry the weight of the home without needing to separate rooms from one another with walls.  After this was accomplished the electrician came in to rewire the home to bring it current to code.  The plumber updated sinks and toilets to make sure things were running smooth.  Once rough inspections happened the walls were sheet rocked and painting took place.  The final step was to sand and coat the hardwood floor with polyeurathane.  The original floors were wide plank and had their imperfections but they were able to be saved which kept some of the original character of the home!  The owners found lots of old newspapers which they incorporated into artwork for the walls. 

            The owners were very handy and built the kitchen island & living room bar, installed butcher block counter tops, sanded and painted the cabinets, and added glass back splash. The project took 2.5 months and while there is always tinkering to be done around the home they are moved in and very happy with the way it turned out.  I love seeing such pride in ownership!   Check out the video below…
